   • Currently, landlords must wait 28 days before disposing of a tenant’s abandoned property. This bill reduces that period to 14 days after the landlord receives actual notice of abandonment or reasonably determines that the tenant has abandoned the premises.

2. Notification Requirements for Sale of Property:

   • Landlords must attempt to notify the tenant at least 14 days before selling the abandoned property. Notification must be made via personal service, first-class and certified mail, and by posting notice on the premises.

3. Changes to the Storage and Disposal of a Tenant’s Property After Eviction:

   • If a tenant's belongings are removed following an eviction, the tenant must pay for moving and storage costs immediately.
   • If unpaid, the landlord has a lien on the property and may sell it after 14 days (previously 60 days).
   • If property is stored on-site, a detailed inventory must be created, signed by the landlord and an enforcement officer, and sent to the tenant.

4. Landlord's Obligations and Liabilities:

   • The landlord remains responsible for the proper care and storage of a tenant’s belongings and may be held liable for any losses due to negligence.

This bill generally expedites the process for landlords to handle abandoned or removed tenant property, reducing storage time and shortening notification periods.
